The project aims to deliver up to 150 high-quality new homes, including affordable homes, that respond to local needs, enhance the character of the area, and follow a landscape‑led design approach incorporating new publicly accessible open spaces.

 

Persimmon Homes will be seeking outline planning permission on the site. Outline planning permission is used to gain an understanding as to whether the nature of a development is acceptable and to establish the principle of development for residential use on the site. Subject to outline permission being granted, specific details known as ‘reserved matters’ can subsequently be confirmed under a separate planning application. In this instance, all matters are to be reserved except for access.

 

Vehicular, cycle and pedestrian access is proposed from the north of the site, off Moor Lane. In addition, pedestrian access is proposed from multiple points to the east of the site, off Paddock Road, and to the south of the site, off Burton Acres Lane.

Key aspects of the Concept Framework include:

  • Retaining existing landscape features/trees to enhance biodiversity;

  • Protecting the PRoW adjacent to the site;

  • Introducing new connections across the site;

  • Follow a landscape‑led design approach incorporating new publicly accessible open spaces;

  • Provision of up to 150 high-quality new homes, including affordable homes.
